How we reported this

The Memphis Streetcar extension along Poplar Avenue reached a key milestone on June 15 when crews completed track installation between McLean Boulevard and Highland Street, and median home prices in those blocks have climbed 18 percent since the start of work in March 2025.
The project forms part of the city’s broader effort to improve east-west transit links at a time when Shelby County reports a 4.2 percent population increase between 2023 and 2025, with more residents seeking reliable alternatives to daily car commutes on Interstate 240.
Properties within two blocks of the new stops near Overton Square and the University of Memphis campus have seen the sharpest gains, according to listings tracked by the Memphis Area Association of Realtors. The route also passes the edge of the Binghampton neighborhood, where several warehouse conversions into apartments are already under review by the Memphis and Shelby County Division of Planning and Development.
Price shifts along the corridor
County assessor data show the median sale price for single-family homes in the affected Midtown zip codes rose from $192,000 in the second quarter of 2024 to $227,000 in the same period this year. Commercial parcels fronting Poplar near the planned University stop sold for an average of $48 per square foot in early 2026, up from $31 two years earlier. Three new mixed-use buildings totaling 184 residential units received final site-plan approval last month at the corner of Poplar and Madison Avenue.
Next steps for buyers and owners
Construction on the remaining 1.8 miles of track is scheduled to finish by December 2027, with service expected to begin in spring 2028. Homeowners along the line can apply for the city’s facade-improvement grant program before the end of this fiscal year to offset exterior upgrades that often add to resale value. Prospective buyers should review current listings through local firms such as Crye-Leike and contact the Memphis Metropolitan Planning Organization for the latest station-area zoning maps.
